Paul J. Nigido

Paul J. Nigido is a Managing Director at Besen Partners with over 25 years of experience in commercial real estate financial analysis, investment underwriting, asset valuation, and financial due diligence. With an extensive background in the New York City real estate market, Mr. Nigido has expanded his expertise to encompass commercial real estate investments nationwide.

At Besen Partners, Mr. Nigido plays a key role in the firm’s investment sales platform, overseeing financial underwriting and valuation analysis across multiple asset classes and markets throughout the United States. His expertise includes discounted cash flow modeling, investment return analysis, debt financing, risk assessment, market research, and the evaluation of complex financial structures. He works closely with the firm’s investment sales professionals and senior management to evaluate acquisition and disposition opportunities, develop pricing strategies, and provide comprehensive financial analysis supporting investment decisions.

Prior to joining Besen Partners, Paul served as Senior Financial Analyst at Eastern Consolidated for nearly 15 years, specializing in commercial real estate valuation and investment analysis throughout New York City. Earlier in his career, he held positions as an Acquisition Analyst at Mack-Cali Realty Corporation and as a REIT Financial Analyst at Dow Jones Teleres, a pioneer in online commercial real estate information services.

Mr. Nigido holds a dual degree in Finance and Marketing from the State University of New York at New Paltz and completed the Commercial Real Estate licensing program at New York University in 2007.

Paul resides in New Jersey with his wife, Lisa, and their three sons. Outside the office, he enjoys snowboarding, golf, cheering on the New York Yankees, and supporting his sons in Brazilian jiu-jitsu.
